Loving this fireplace we staged for a Gig Harbor client. I want to copy the paint treatment she did on the red brick, it is just a wash of grey paint and water. I love how you can still see the character of the brick, yet it updates the space!

80's Bathroom Remodel

Here are some more amazing ‪#‎bathroom‬ before and after's we completed for ‪#‎sellers‬ on a budget!
Often times, when ‪#‎selling‬ your ‪#‎home‬, your ‪#‎budget‬ for small ‪#‎updates‬ is slim. In these cases, here are a few tips to remember:
If you are not able to switch out the entire ‪#‎vanity‬, replace the ‪#‎sink‬, ‪#‎faucet‬, and hardware. The fresh updated shiney new ‪#‎fixtures‬ can update the entire space.
Replace the old outdated vanity ‪#‎lights‬. Stylish vanity lights can cost as low as $30 from the local ‪#‎hardware‬ store and you can ‪#‎install‬ them yourself.
Living room ‪#‎mirrors‬ are not just for living rooms! Hang a ‪#‎decorative‬ ‪#‎mirror‬ above the sink, or trim the frameless mirror out in ‪#‎moulding‬. This ‪#‎detail‬ will set your bathroom apart from the ‪#‎competition‬ and warm up the space.
Update the ‪#‎shower‬ rod, rings, and ‪#‎curtain‬. Buyers are turned off to old, rusty, moldy rods and curtains. Replacing them with fresh ‪#‎stylish‬ ones are ‪#‎simple‬ and ‪#‎affordable‬.

Transforming and old cabinet

As part of our Danish Modern Design, we transformed this once forgotten 1950's radio cabinet into a stylish storage piece.
We needed something that would fit next to the stove and fill the space behind the sofa, so finding something that fulfilled both form and function was key. Pricing was also important, as we were on a tight design budget.
Everything we found at retail was in upwards of $100, which was out of our budget..
I came across this little gem at one of my favorite Antique Malls, Tacoma Antique Center at Fife. It was the perfect size and had ample storage inside, it was just a little rough around the edges and could use some updating. And who could beat the $28.00 price tag?
I decided to give it a two-tone look by keeping the wood grain look on the front panels, then painting out the frame and legs in black to coordinate with our palette and give it a masculine look.
The result is amazing and the client loves it!
So, instead of painting out vintage pieces, try a two-tone look, there is less painting to do, some of the original features show through, and you will have a one-of-kind piece!

Danish Modern Redesign

We finished our first Danish Modern Design for a Client, and it turned out fabulous! We used creative small space design solutions for this 700 square foot apartment.
We kept the color palette simple, allowing the design elements of the furniture and different textures to stand out. The horizontal stripe opens up and defines the space.
We used furniture that has slim lines, and open design elements; wood arms, open back, woven materials, and raised legs. All of these contribute to a more open and spacious feeling.
The bookcase hung on the wall vs. sitting on the floor creates a more open airy space.
The pouf with a tray on top doubles as a footstool and side table
The platform bed has drawers in the base for extra storage
And next to the stove we placed a small cabinet for extra storage; don't forget to treat the side of appliances like a wall for added storage benefits!

Lake Tapps Staged Home

Within the first day on the market, this beautiful Country Charmer we staged has already had six showings! MLS #768930
Nestled in a charming Lake Tapps neighborhood, the country setting and architecture were the inspiration for the design.
The Sellers decided to keep the red and blue walls, so that became the jumping off point for the color palette. If you are going to keep bold colors when selling your home, it is imperative that the decor support the color so buyers feel as ease when touring the property and focus on the property's features. This is an example of when bold color works!

A lesson in Paint and Decor!
This Winter we had lots of fun helping a family expecting their first baby outfit their brand new house.
They purchased a new construction home for the space and amenities, but longed for color and style on a budget.
We solved that problem with creating a color palette that worked with the existing primary tan color and wood finishes throughout the home.
The rust orange color is a great compliment to the cooler blues and grey tones; remember to always combine your cools and warms for a space that feels balanced.
For furnishing on a budget, choose solid colored furniture, mix with patterned rugs or drapes, then mix in patterned and solid pillows. You can't go wrong as long as you stay in the color palette.
For art, we used many of the client's own photos from their travels, just get it enlarged and frame with a store bought matte and frame, and voila, instant style that is one-of-a-kind!
A lot can be achieved with just paint, furniture, and decor; just find your inspiration piece and you are on your way!

Cathedral Ceiling Design Tips

Decorating Tip For You!!
I am working with a client that has an awkward space in her entry and formal dining room. Her house has cathedral ceilings which created a large ledge above the coat closet. My solution to address it on a budget is to use many large items mixed with a few small items to create dimension with multiple levels.
First for the backdrop, we are using a tapestry found on overstock.com, the large size and intricate pattern fills up the large blank wall providing color, texture, and noise absorption.
Second, we used two large floor vases, one slightly smaller than the other to create a layered effect. These type of vase are readily available at Pier 1 Imports, however can be found at even deeper discounts through antique malls, on-line classifieds, and estate sales.
Third, the large antique trunk and small garden seat or round table are a must to provide another level surface to add a few small items. The trunk and the table can also be found at through antique malls, on-line classifieds, and estate sales.
One other dimension I wanted to add is soft lighting, we achieved this through adding battery operated candles in a floor standing candle sconce and small hurricane.
Lastly, I added greenery and foliage to the space to soften it up and give it more texture and color, so a few floral stems, branches, and green fern do the trick!
