Holiday Staging


Tis The Season For Successful Staging!!

We staged this lovely home earlier this month and within two weeks on the market, it already has a sale pending!
Our goal was to lighten and brighten this spacious ranch home that was semi-furnished.

The style and setting of the property reminded me of a California Ranch, casual chic mixed with rustic and coastal elements. We added watery blues, light stone, and cream colors to complement the rich dark woods and white kitchen.

I tried something new in the formal living room. Instead of the traditional sofa and two chairs which would have blocked the fireplace and traffic flow to the dining room, I styled the space with four armless chairs which lend to better conversation, traffic flow, and visual impact of the fireplace. Don't be afraid to step out of the box!

The seller told me that they never had a headboard, so my goal was to create a master retreat with a luxury headboard. Just a simple fix can make the largest impact in the space. Remember, buyers purchase on emotion, so helping them feel transported when touring a property helps them envision a relaxing lifestyle.

I am proud to say that this year we staged 11 properties and provided numerous staging consultations. All have sold in record time and to record numbers in a Market that is just getting back on its feet. I want to thank all of our fabulous clients, both Realtors and Sellers, for entrusting us with your precious properties. We look forward to many more staging partnerships in 2015!!

Design Board Ideas for Interior Designers


New Design Plan!!

Last month we finished up a design plan for a wonderful family that recently moved into their first house. They were ready to create a home that is both a true reflection of who they are and is functional with smart living and storage solutions.

Our goal was to create a classic, timeless space with whimsical, contemporary touches. We introduced color through applications that are easy "do-it-yourself projects" and are not large investments.

Since the entry of the home lands directly into the living room, we defined the space with an armoire for and a sofa table behind the sofa. This creates a greeting area for guests and defines the living space. If you have this challenge, try an armoire in your entry, they are great for extra coats and shoes, and you can find them for a great deal in the on-line classifieds. Paint it in a fun color and you have instant style and function!

In a small space and on a limited budget? Use repetition to ad grandeur and sophistication to the space. Repeating and stacking the sunburst mirrors, makes the space feel larger because it is one element that the eye focuses on rather than different types of wall hangings that can look cluttered.

Something I love doing in living rooms, is to use a dropped ceiling fixture or chandelier. This room came with one of those basic flush mount fixtures. Adding a chandelier creates instant drama, style, mood lighting, and defines the space.

If you have younger children at home, try an old trunk for a coffee table. It is great for extra storage and it can take a beating

We also created easy, budget friendly seating through using benches at the dining table instead of chairs. Second hand benches cost less than chairs, are easy to find, and painted out black, they merge seamlessly into the design and ground the space.

They asked for nature inspired accents that are unique conversation starters. My answer for this was to introduce the idea of a living wall planter. It is a fun family activity to do together, and it adds a touch of whimsy and 3-D sculpture as opposed to a typical one dimensional picture.

The fabric is my favorite element in the space. It pulls the color palette together and adds that much needed whimsical touch.

They family is now busy implementing this design, I can't wait to see how it turns out!

Staging 101


Final Staging 101!

Last up, we have a few tips from the family room and kitchen.
Something that I always do, is look at the spaces how the photographer is going to look at them. What are the best architectural features? Is there a view? Are there amenities that should be highlighted?

Then, ask yourself these questions: How will potential buyers navigate through the property? What do they see when they first walk into a room, what is the focal point?
Once you have the answer to these questions, you can set up the rooms appropriately.

For example, in the family room before, the loveseat blocked the pathway to the door that leads out to patio, it also crowds the room and makes it look smaller than it is. The simple solution was to remove the leather chair (we used that in the master bedroom) and put the sofa where the chair was, so know the entire side of the family room is open and unobstructed.

Secondly, the green bar stools blocked the sight-lines into the kitchen and the color and shape are distracting to the high end kitchen that is a selling feature! We replaced the green bar stools with four brown saddle style that tuck nicely under the bar. This leaves the view wide open and takes up less visual space, again making the room feel bigger.

Master Bedroom Makeover


Staging 101 Continues!

The Master Suite has got to be my favorite before and after. Not because it is such a huge change, but because it was the smallest things that made the biggest impact!

In the bedroom, the white bedding was too much. of a stark contrast against the green carpet, and made the bed feel less grand. Adding the richer bedding from the homeowners linen closet, elevated the room to its appropriate grandeur and makes the green carpet look more purposeful. Replacing the dated furniture and lighting with warmer contemporary pieces tie the bedroom in the rest of the home.

In the before, the Master Bedroom does not feel very "Master"; to elevate it we switched out the dated art with something more tranquil with warmer colors, and found this fabulous chair in the homeowners basement that makes it feel like a luxury retreat. Ad in an orchid plant and white towels, and the room is complete!

Staging a Living room


Staging 101:

The Living Room of this property needed some updating and warming up as well. Our goal was to make it a cozy spot for relaxing by the fire and entertaining guests. Formal spaces can be tricky because you don't want them to feel too formal, but you want to define them as valuable real-estate in the home.

We did that by clearing out the non-essential distracting decor items like the large plant, and the lights and sconces that surrounded the fireplace. Remember, when you are staging, the goal is to bring attention to the positive features and architectural details of the property.

We also removed the dated loveseat and wingback chair. The colors did not complement the warm color palette we selected and they made the space feel less inviting. The new pair of leather club chairs invite people to sit back and relax and bring much needed warmth and texture to the space. Another thing to remember when you stage, is to create inviting areas for people to sit down and take in the environment. The longer a potential buyer lingers in the space, the more they are able to envision themselves living there.

We also updated the art. The previous art was cold and dated, so we added in some contemporary pieces in a warmer palette. One of my favorite things to do with a fireplace that has a mirror built in above the mantle, is to layer it with a smaller framed mirror. This brings the focal point to eye level, adding texture and dimension, and warms up the cold edges of the oversized mirror.

Lastly, we utilized the homeowners sofa and simply gave it a facelift by removing two of the oversized back pillows (you will see where we used those later :)) and added in new decor pillows, and an elegant throw.

Staging tips for entry and dining room

Staging 101:

Last month we staged a furnished property that just needed some special attention to detail and a few additional items to warm up the space. This project has the perfect scenarios for a Staging 101 Lesson  So, this week I am excited to share some quick and easy ways to prepare your home for sale, or decorate your current home!
 First up - The Entryway:

The Entry of this home is a beautiful grand space, however the white tile floors and current decor leave it feeling cold and uninviting. The solution? Add a wool rug in warm tones to warm up the space. Also add other decor items in warmer tones where you can, like the vase in the niche, it contrasts the cool paint color and harshness of the white tiles. We just moved this rug from another room that didn't need it, and purchased the vase from Ross for just $12.

Also, keep in mind the other rooms or spaces that are visible from the entry. Just right of the entry in full view is the dining room, so we updated that with a centerpiece in warmer tones, and removed a bench that was upholstered in cool tones that dated the space.

The hallway to the master bedroom with a view of Mt. Rainier is straight ahead from the entry, so we removed the large grandfather clock that was blocking that view and replaced it with a shorter hall table that allowed the space to feel even more open and draw you into the fabulous view!

Remember, it is not about how much money you spend, but how you utilize what you already have in your home. Try walking through your house as a guest instead of someone who lives there and you will be amazed at what you find!

Stylish church pew makeover

Furniture Makeover of the Week!

As part of the Ultimate Design on a Dime, we wanted to create a more functional dining space for this family of six. Originally the client had an oversized china hutch taking up valuable seating space and blocking the traffic flow. In order to increase seating and room for traffic to pass through to the outside, my solution was to add a banquette along the wall so we could push the table over four feet. The banquette also provides more seating than chairs, so all four boys can have their friends over for snacks and there is plenty of space.

To purchase a banquette or have one custom made in the 9 foot length we needed ranges between $2000 to $5000. Our budget was nowhere close to that. My solution was to find a used church pew; these work great because they are longer than standard benches, can accommodate a lot of weight, have a back to them, and are often upholstered. Most people would turn away from this as an option because they look dated. My solution was to update the tired 70’s red polyester fabric, and recover it in a contemporary paisley fabric that was the jumping off point for our color palette. It was also important to me to use outdoor fabric for its added durability and cleaning ease. The extra contemporary touch is the silver nailheads that trim the top and sides. Our cost was only $165; Fabulous!!

For the past few months we have been busy working behind the scenes providing valuable Property Preparation and Staging Consultations throughout Pierce and King County.

I wanted to share a very successful budget friendly way we staged a home last week.

In partnership with their Realtor, I worked with a property owner to use all of their own items to stage the property. After a quick three and a half hours, we turned their basic space into one that takes full advantage of the beautiful views.

Sometimes just rearranging the furnishings, concealing clutter, and adding fresh flowers is all it takes to result in a sale!

Interior design update to Family Dentistry Waiting room


I am excited to share the results of the complete transformation of Hopkins and Shin Family Dentistry's reception and waiting area in Milton, WA. My goal was to create a functional contemporary space that was comforting, relaxing and professional; I think we achieved just that!

You can see in the before photos, the space has no windows or natural light, so one of the priorities was to infuse the area with texture, dimension, and natural elements. My solution was to install a slat wall of 1X2 stained wood that runs horizontally on the main wall in the waiting area, and around the reception window. This technique also helps to tie the reception counter in with the design and update the look.

In addition, one of the Dr's is an avid scuba diver and so it was important to remain true to the personality of the office by using his personal artwork in the space.

The new wall colors and furnishings are more functional and expertly tie in the carpet and woodwork, while the acrylic logoed sign floats weightlessly on the wall continuing the contemporary tranquil theme.

I want to thank the fabulous team that helped make all of this possible! The Fife Milton Edgewood Chamber of Commerce, Downing's Custom Construction, Curtis Upholstery, Biz Design & Sign, and of course all of the wonderful staff at Hopkins and Shin Family Dentistry, We did it!

Downtown Seattle redesign part 2


Part 2 of the Downtown Seattle Redesign!

 The client's bedroom needed both form and function. You can see in the before photos, she already had a beautiful bed ensemble and headboard, so we used that as our jumping off point to pull the room together. We mixed in rustic wood finishes, an elegant chaise lounge, and cottage decor to create a cozy oasis for her to retreat to.

 Here are few quick tips to create your own elegant retreat:

 Layer on the pillows!
 Ad a large mirror
 Ad a cozy rug
 Create a seating experience with either a chaise, chair, or small bench
 Use your bedding as inspiration and find art and accessories that coordinate
 Mix textures to create a layered look; in this case, velvet headboard, linen chaise, silk like rug, cotton bedding, and linen drapes

 It doesn't take a whole lot to make a big impact!

Redesign ideas from a Seattle Condo.

I am excited to share a recently completed design project!

 This fabulous client lives in an apartment in downtown Seattle, so our goal was to infuse color and style into an otherwise dark and beige space.

 In her case all of the walls and ceiling were painted in the same dreary taupe color;  it just sucked the life right out of the rooms.

 She did not want to paint all of the walls or the ceiling, so we opted to choose a bright color from our palette and paint two accent walls. Doing this moves the eye around the room, and the fabulous lilac shade is the perfect complement to the taupe walls and wood floors. We then selected grey, navy blue, cream, and a touch a fern green to round out the palette.

 Another key to the successful design was using bold patterns. If you are in a space that lacks a lot of light or architectural detail, bring life and detail in through bold color and pattern; we even installed an eclectic picture wall to highlight her friends and family. Everything was purchased on a budget from discount stores, and online sources like etsy and joss&main

 The client shared with me "This is the first time I have a style!" And she truly does. Stay tuned for before and after pics of her bedroom.

Small Spaces design plans and ideas

I have been designing a lot of small spaces lately, so this week I would like to share my tips for decorating small spaces. One of my staples is using etageres, also known as open bookcases.

 These versatile pieces of furniture provide an open airy approach to storage compared with a bulky bookcase or cabinet. They can be used in virtually any room of the house, and offer many storage and display options.

 I love lining two or three along a wall to display treasures and hold boxes and baskets of essential items.

 They are ingenious in a small office where space is a premium and provide a stylish touch to what is normally a utilitarian space.

 They are also great flanking a TV, in many of our homes this is dead space and these open shelves provide great storage without taking up too much visual space.

 And don't forget about the bathroom were you may not have very much floor space, but you can go vertical.

 Etageres come in so many different materials and finishes to fit any budget. I am a sucker for vintage pieces, such as bamboo and 70's glam. If the finish is not what you want don't be afraid to take a can of spray paint to it  You can find some great affordable used options at antique malls, estate sales, and on-line classifieds.

Another Successful Staging!
6138 South Cushman in Tacoma was such a wonderful property to stage this week. The home is contemporary built in 2003, and is in a great area just steps from Wapato Park.

April Staged Home.


It has been a busy last few weeks, redesigning and installing a new kitchen and staging a vacant property. Can't wait to share pics and tips on the new Kitchen. 

 But first, I am excited to share photos from the beautiful University Place home we finished staging last week. The home was built in 1989, so the goal was to give it an updated traditional, fresh and contemporary look and feel.

 Feedback has been phenomenal, the photographer commented that this is his favorite of all the neighborhood houses that have been on the market.

 It was a true pleasure to work with Rea Anne Catron from Remax and her clients on this project.

Outdoor Living Ideas on a Budget

Another great way to add HIGH IMPACT on a budget to a patio space is to use BOLD COLOR!

We tend to be more muted with colors in our home, the outside can handle brighter colors due the the unconfined spaces, bold colors found in nature, and the natural light that exists. It does not take much to add high impact, a few garden stools, bold pillows, and bright flowers go along way.

SPRING IS FINALLY HERE!!

 So for the next two weeks I will share my tips for decorating our outdoor spaces on a budget.

 First up, Renewing our tired outdoor surfaces. We may not have the funds to rip out our concrete patio, replace the boring fence, or change out the wood deck; what we can do is give these surfaces new life with paint! Check out these three great examples of painting these tired old surfaces to make them look new again! You can use outdoor and concrete paint, your favorite stencil, or just painters tape to make stripes. You can turn a tired old patio floor or fence, into the centerpiece of your outdoor space!

Decorating in Black and White

Black & White is not just hot for spring fashion, year after year it remains hot for your home too.

 It is a classic combination that never goes out of style, and spans across many aesthetics. Use it on an ottoman to jazz up a seating area, on a headboard to add some pop to the bedroom, or as a rug to ground the space.

 Wallpaper is another great way to work in black and white, as well as adding in some fun accessories like mirrors, throws and pillows.

 You can also use the combination as the color palette for the entire room, just remember to pair it with at least one other color to keep it from feeling too cold. Have some fun this spring!

Decorating with Lime Green

One of my favorite colors to decorate with is lime green. I love the punch it gives a room, it can stand up against other strong patterns and colors, as well as play nice with neutrals. It is the epitome of spring, as green represents "life". Below are some pics from one of my favorite designers, Jonathan Adler; you can go bold with green upholstered pieces, or inject it on a simpler scale with painted furniture or walls.

Spring Design Tips

I don't know about you, but I am soooo ready for spring  Like this post if you are to!

March 20th is the first day of Spring, and it will be here before we know it. So for the next two weeks I will share with you some of my favorite tips for adding a little jolt of spring into our homes!

Take these bookshelves for example. Don't be afraid to add pieces that pop with color and fresh flowers with staying power like these hydrangeas. You can easily spray paint old pieces you have in the attic or garage, or pick up some unique finds at your local second hand store. Pull yourself out of the winter blues and inject some spring everyday with this look
